John:
Type V is the UBC classification for Type 5 construction, which is typically
conventional or engineered light-frame wood construction. Types 1-4 (roman
numeral I-IV) are various fire resistant types, masonry, steel, heavy timber
etc., in decreasing levels of fire protection. Type V is the "none of the
above" classification, that includes typical residential, agricultural and
small commercial projects (say under 5000 s.f. or so).
