Type V is a Construction Type, as defined in the UBC. One example is a wood
framed house, or plain tilt-up. It is Roman numeral V. Other types are Type
III, which has 4-hr conc. or masonry bearing walls in some locations or
steel structural frame, Type IV, which is heavy timber ("mill" const) and
types I, II, and modifications of those. Type V is about the simplest.
The combination of Const Type and Occupancy Group, along with other factors
such as size, stories, and location on property, and others, determine what
and how you can build.
Sometimes it is simple, other times it can become VERY convoluted and
complex. Determination of these things is among the very first steps an
architect must take, and probably the most important from a safety
standpoint. Some Forum members may recall the huge Allowable Area snafu I
had helped a client with awhile back (not my building). Major hassles if
this first step is not determined correctly.
